Welcome to NestHQ. By accessing or using our platform, you agree to be bound by these Terms of Service. Please read them carefully before creating an account or using any of our services.
NestHQ is a property marketplace connecting buyers, sellers, and agents across the nine (9) districts of Western North Ghana, including Sefwi Wiawso, Bibiani/Anhwiaso/Bekwai, Aowin (Enchi), Bia East, Bia West, Bodi, Juaboso, Sefwi-Akontombra, and Suaman (Dadieso).
The platform enables users to list, browse, and inquire about properties including houses, land, farms, commercial shops, and apartments. NestHQ acts as a marketplace facilitator and is not a party to any transaction between users.
2. User Accounts
To use NestHQ, you must:
- Be at least 18 years of age
- Register with a valid email address and Ghana phone number
- Verify your email through our OTP (One-Time Password) verification process
- Provide truthful, accurate, and complete information during registration
- Keep your account credentials secure and not share them with others
You are responsible for all activities that occur under your account. If you suspect unauthorized access, contact us immediately.
3. User Roles and Responsibilities
NestHQ supports three user roles:
Buyers:
- May browse all listings and contact agents/sellers
- Must conduct their own due diligence on any property
- Should report suspicious listings to NestHQ
Sellers:
- Must own or have legal authority to sell the listed property
- Must complete KYC verification before listing
- Must provide accurate property details and documentation
- Are responsible for responding to buyer inquiries in a timely manner
Agents:
- Must complete KYC verification with a valid Ghana Card
- Must hold relevant professional qualifications or experience
- Are responsible for the accuracy of listings posted on behalf of clients
- Must not misrepresent properties or engage in deceptive practices
4. Property Listings
All property listings on NestHQ are subject to the following rules:
- All listings require admin approval before becoming publicly visible
- Property details (price, size, location, condition) must be accurate and truthful
- Photos must be genuine representations of the actual property
- Listings must not contain offensive, discriminatory, or illegal content
- Duplicate listings for the same property are not permitted
- NestHQ reserves the right to remove any listing without prior notice
Prohibited listing content includes:
- Properties you do not own or have authority to sell/rent
- False or misleading descriptions, prices, or photographs
- Properties involved in legal disputes without disclosure
- Content that violates the laws of Ghana
5. KYC Verification
Know Your Customer (KYC) verification is required for all sellers and agents before they can post listings. This process involves:
- Submission of a valid Ghana Card (front and back images)
- Verification of your identity against registered details
- Admin review and approval of submitted documents
KYC verification builds trust in the marketplace and helps prevent fraud. Submitting false or forged identity documents is a criminal offence and will result in immediate account termination and possible legal action.
6. Subscription Plans and Billing
NestHQ offers three subscription tiers:
- Free Plan: Basic access with limited listing features
- Pro Plan: GHS 50 per month with enhanced visibility and more listing slots
- Premium Plan: GHS 120 per month with maximum features, priority support, and unlimited listings
Billing terms:
- Subscriptions are billed monthly and auto-renew unless cancelled
- Full refund is available within 7 days of purchase
- No refunds are issued after 7 days of subscription purchase
- Cancelled subscriptions remain active until the end of the current billing period
- NestHQ reserves the right to change pricing with 30 days notice
7. Payment Terms
- All prices on NestHQ are displayed in Ghana Cedis (GHS)
- Payments are processed securely by Paystack
- Accepted payment methods include MTN Mobile Money (MoMo), Vodafone Cash, AirtelTigo Money, and bank/debit cards
- NestHQ does not store your card details or mobile money PIN
- Transaction fees, if any, are displayed before payment confirmation
8. Prohibited Activities
Users must not engage in the following activities:
- Posting fraudulent listings or conducting land scams
- Impersonating another person, agent, or organization
- Creating multiple accounts to circumvent restrictions or bans
- Sending spam messages or unsolicited communications to other users
- Using the platform for money laundering or illegal financial activities
- Attempting to hack, disrupt, or compromise platform security
- Scraping, copying, or redistributing platform data without permission
- Using fake or forged documents for KYC verification
9. Intellectual Property
The NestHQ platform, including its design, code, branding, logos, and proprietary features, is owned by NestHQ and its parent company Digilect Systems. All rights are reserved.
Users retain ownership of content they submit (property descriptions, photos, documents). By posting content on NestHQ, you grant us a non-exclusive, royalty-free license to display and distribute that content on the platform for the purpose of operating the marketplace.
10. Limitation of Liability
NestHQ operates as a marketplace that connects buyers, sellers, and agents. We are not responsible for:
- Transactions conducted between users of the platform
- The accuracy of property information provided by sellers or agents
- Loss or damage resulting from property transactions
- Disputes between buyers and sellers/agents
- Any financial loss due to user negligence or failure to conduct due diligence
The platform is provided "as is" without warranties of any kind, express or implied. NestHQ's maximum liability is limited to the amount paid by you for the service in the preceding 12 months.
11. Dispute Resolution
In the event of a dispute:
- Parties are encouraged to resolve disputes amicably through direct communication
- If direct resolution fails, parties may request mediation through NestHQ's support team
- If mediation is unsuccessful, disputes shall be submitted to the courts of competent jurisdiction in Ghana
12. Account Suspension and Termination
NestHQ may suspend or terminate your account if you:
- Violate any provision of these Terms of Service
- Engage in fraudulent or illegal activities
- Receive multiple verified complaints from other users
- Submit false KYC documents
- Create multiple accounts after a previous ban
Blacklisted users are permanently banned from the platform. Suspension or termination may occur without prior notice in cases of serious violations.
13. WhatsApp Communication Consent
By registering on NestHQ, you consent to receiving communications via WhatsApp, including:
- Account notifications and verification messages
- Property inquiry responses from agents and sellers
- Platform updates and announcements
- Subscription and payment reminders
You may opt out of non-essential WhatsApp messages by contacting our support team.
14. Changes to Terms
NestHQ reserves the right to update these Terms of Service at any time. When changes are made:
- We will notify users via a platform announcement
- The "Last updated" date at the top of this page will be revised
- Continued use of the platform after changes constitutes acceptance of the updated terms

16. Governing Law
These Terms of Service are governed by and construed in accordance with the Laws of the Republic of Ghana. Any legal proceedings arising out of or relating to these terms shall be brought exclusively in the courts of Ghana.
